Bayview Gardens Body Coporate ("the building") does not have on site manager/caretaker. 

The volunteer Body Corporate Committee manages the operations of the building on behalf of owners. 

As agent you are responsible to manage your tenant including all matters of access, maintenance & bylaw compliance 

Please be aware of the arrangements for residents at Bayview Gardens. The guide will assist you in both letting a unit as well as answering questions providing information on standard arrangements for the building for your tenants

Visitor Parking

When you attend Bayview Gardens and use a Visitor car space, you must register using this form

Move In/Out

Your tenants need to book access/lift so to have a smooth move-in/out process.

Access Fob

If an access FOB is lost or would like to request an additional FOB on behalf of an owner, use this form


Maintenance

Notify the Body Corporate of any Common Property items that may need some attention, maintenance or repair.

How do I request an access Fob?

The Body Corporate only issues Access FOBs to owners (or agents on behalf of owners).

Charges apply to owners for provision of access FOBs and owners will likely request payment for provision of new/additional/replacement FOBs.


Note that each unit has pre-existing allocation of access Fobs. Any damaged or lost Fob will need to be disabled.

My Tenant has lost an access Fob what should I do?

Use the form above to request a new Fob or report a lost Fob to the Body Corporate.

Lost Fobs should be reported as soon as possible so that these can be disabled for security purposes..

Note the Body Corporate does not offer access/lock-out services for units. There is no onsite manager and no building management services available.

My tenant has locked themselves out of my apartment, what can I do?

This is an arrangement between you an your tenant. 

The Body Corporate is not the manager of your unit and there is no onsite manager/no building management. There is no service available to provide access in the event of a being locked out. 

Moving in and Out

My tenant is moving in, what do they need to do? 

Book the lift for you move-in, and the Body Corporate will put up the lift curtains, and reserve a lift for your move in.


All movements should via the basement. 

No furniture or deliveries may be done via the front entry.

My tenant is moving out, what do they need to do?

Book the lift for you move-out, and the Body Corporate will put up the lift curtains, and reserve a lift for your move in.
