Access

How does the intercom work?

At the Front Door:

Visitors press [unit number]🔔 

  • for example to call unit 3, press "003🔔"
  • for example to call unit 24, press "024🔔"


In Your Unit:
When your intercom phone rings, to grant access to a visitor pick up the phone, then press the top and bottom buttons on handset in your apartment.

  • The bottom button unlocks the front lobby door.
  • The top button provides lift access to your level.

How do I request an access Fob?

If you are looking for an additional or replacement access FOB:


If you are an Owner:

  • contact the Body Corporate HERE
if you are a Tenant:
  • contact your Real Estate Agent

If you are an Agent (registered on the strata records)

  • contact the Body Corporate HERE

The Body Corporate only issues Access FOBs to owners (or agents on behalf of owners), note the Body Corporate cannot issue access FOBS directly rental tenancies, 

Note that charges apply for provision of access FOBs.

I've lost my access Fob what should I do?

If you are an Owner:

  • Register the loss with the Body Corporate HERE.

If you are a Tenant:
The Body Corporate is unable to provide replacement Fobs to tenants. 
  • If you have Lost an Access Fob you should immediately notify you Real Estate/Letting Agent.
  • Register the loss with the Body Corporate HERE so that FOB can be disabled for security purposes as soon as possible.

There is no onsite manager/no building manager that can provide access. 

There is no service available to provide access in the event of a lost FOB.

I've locked myself out of my apartment, what can I do?

If you are an Owner:
  • If the Body Corporate to holds a key then contact an executive committee member whom may or may-not be able to assist you.
If you are a Tenant:
  • Contact your Real Estate/Letting Agent
There is no onsite manager/no building manager that can provide access.


There is no service available to provide access in the event of a being locked out.

Deliveries, Parcels & Mail

I need a mailbox key, where can I get one?

Get a mailbox keep from your rental agent.


The Body Corporate does not hold mailbox keys.

I lost my mailbox key, what do I do?

Inform your rental agent.


The agent on behalf of the owner will request a replacement key/lock. Charges apply.

I had a package delivered however I cannot find that, what should I do? 

Typically deliveries will be left at the front lobby door if they (a) do not fit in your mailbox or (b) there is no one home.


There are occasions when delivery people leave packages outside the garage door (at the rear entrance to Wave Break Apartments) and there are occasions when delivery claim to have delivered but have not.

Remember some deliveries require signature and will not be left without physical receipt by you.

Tips:

  • Check your mailbox for missed delivery notification cards
  • Request POD (proof of delivery) from your supplier including photo

If package cannot be found, make a request to Body Corporate for Review Video for Parcel Delivery.

The Body Corporate takes no responsibility for parcels left. Left deliveries are exclusively and arrangement between you and your delivery provider.

Can my package be delivered more securely?

At front door enter Door Code #2715

Delivery person can open ground floor lobby door (only) using code "#2715" to leave a package.

Lift

I've dropped something down the lift shaft, how can I get that back?

Items dropped down the gap at the lift doors can be recovered by the contractor at no charge during a scheduled service. Next scheduled service may be up to ten weeks.

If recovery of an item is required urgently or by a particular date, then the contractor callout fees apply - currently the callout free for recovery is around $550 payable directly on request to the contractor.

Should you lose an item into the lift shaft, nonetheless inform the Body Corporate immediately.

Lift is not working

If you do not see any signs/notices that Lifts are in maintenance, then notify the Body Corporate HERE

Button inside Lift is not working

Note that in Lift No.2 the "G" button does not light up however will take you to the Ground Floor.

The buttons in the lifts are quite sensitive. Pressing in the centre of the button (rather than thumping) is best.

In the event a lift button is not working, send the lift you are in either to your floor level or basement (depending on the button problem), exit the lift and call a lift again, getting into the alternate lift.

Lift Call Button (in Lobby) is not working

On levels G to 5, the 'down' buttons get more of a workout that the 'up' buttons. If the 'down button does not work, use the 'up' button, you will still be able to go down in the lift.


If the Basementlevel 'up' button does not work, use the stairs at the north side of the basement to get to Ground then call a Lift

If the Ground level'up' button does not work use the 'down'button, you will still be able to go up in the lift.

If the level 6(down) button does not work, use the use the north side fire stair to exit to Ground.

Moving in and Out

I'm moving in, what do I need to do? 

Book the lift for you move-in, and the Body Corporate will put up the lift curtains, and reserve a lift for your move in.


All movements should via the basement. 

No furniture or deliveries may be done via the front entry.

I'm moving out, what do I need to do?

Book the lift for you move-out, and the Body Corporate will put up the lift curtains, and reserve a lift for your move in.

I'm moving in, can you provide keys?

No, contact your Real Estate Agent.

The Body Corporate is not the manager of your unit and there is no onsite manager/no building manager. There is no service available to provide access to units. 

My moving company is arriving, can you provide keys?

No, contact your Real Estate Agent.

The Body Corporate is not the manager of your unit and there is no onsite manager/no building manager. There is no service available to provide access to units for either owners or tenants.

Parking / Vehicles / Basement

I have only 1 car space but have more cars, is there any other parking in the building?

No 'extra' parking spaces are available inside the building.


You may ONLY use your allocated car space for parking. This applies to occupants ("flat mates" / "girlfriends" / "boyfriends") of the unit.

You may NOT park in the visitor car space.
You may NOT park in car spaces that are allocated to other units

Visitor car park may only be used for genuine short-term visitors to the building. Any visitor must register their vehicle when using visitor parking HERE.

I have a motorbike can I park that in my car space?

As long as your motorcycle is fully contained within the car space including any car then that is ok.

Your vehicles when parked may not exceed the marked boundaries of the allocated car space into common property and not impose on adjacent car spaces. Remembering both you and the neighboring spaces need to get in and out of your cars easily!

Note that the marked area must contain the full vehicle(s) in entirety including bumpers/area ahead of wheel(s).

The Body Corporate does not grant use/intrusions of vehicles or any items outside of the designated exclusive use area for a unit. 

Can I store boxes and some things in my car space?

The entirety of the basement is Common Property of the Body Corporate. The Body Corporate grants exclusive use for parking of vehicles to each unit.


Car spaces are intended and approved only for modes-of-transport to be parked/stored.


No storage of loose items in car spaces is permitted.


Storage Devices (enclosed sheds, chests or similar) located in a car space require Body Corporate approval. 

I am an Owner:

I am a Tenant:
As a tenant, to seek approval for a Storage Device you must apply to your Rental Agent, who in turn will request the Lot owner to seek approval from the Body Corporate for a storage device.

No storage device may be placed in the car space until such time a Body Corporate approval is provided. 

I have a jetski can I park that in my car space?

As long as your jetski is fully contained within the car space including any car then that is ok.

Can I wash my car/vehicle?

There is a hose at the northwestern side of the basement that may be used for vehicle washing.

Be sure not to leave any vehicle unattended so not to inconvenience residents who have car spaces about that area. 

I have an EV, are there any recharging facilities?

The building does not provide any EV recharging facilities.


I have an EV, can I install a charger?

I am an Owner:
To install a power supply into an exclusive use car space (connected an metered to your unit) and locate a recharger in that space, apply HERE

I am a Tenant:
As a tenant, to seek approval for an EV charger you must apply to your Rental Agent, who in turn will request the Lot owner to seek approval from the Body Corporate.

No installation works, nor placement of a EV recharger may be undertaken  until such time a Body Corporate approval is provided. 

Pets

I want to keep a pet in my apartment what do I need to do?

While there is a precedent in having pets in the building, there are nonetheless rules & procedures that need to be followed

If you are an Owner:

Apply to the Body Corporate to seek approval for a pet to be kept in the building HERE

Only once an approval has been granted may a pet be kept or visit the building & unit/apartment. Approvals are conditional

If you are a Rental Tenant:
To keep a pet in your apartment you need to apply to your Real Estate Agent who will guide you through the steps to take.

The owner/agent, if agreeing for you to have a pet in the apartment, then the owner/agent will then apply to the Body Corporate to seek approval for a pet to be kept in the building. Note that the Body Corporate only accepts Pet applications from Owners/Agents

Only once an approval has been granted may a pet be kept or visit the building & apartment

I have (an approved) pet can i put the pet waste in the garbage chute?

No pet excrement or waste or litter can be put in the garbage chute.


Bagged and sealed waste should be taken directly to the Garbage Room in the basement and placed in the bin directly. Ensure pet waste is properly and securely bagged to ensure that smells do not project from the waste room through the building.

My friend is visiting, can their pet come to the building?

Any pet visiting the building must be approved in advance - please refer above.

Can pets use the pool?

No pets are permitted in the pool area at all. 

At no time may any pet enter into the gated pool area.

The pet in a neighboring unit is barking or making noise

Residents may not cause a nuisance to others. In the first instance try to speak with your neighbor.

Rubbish & Recycling

Is there a garbage chute?

Yes, there is a garbage chute on each level. The garbage chute is in the marked door to the left of the lifts.

Only bagged and tied household/kitchen rubbish may be put in to the garbage chute. Please ensure this done well so bags do not break and cause mess & smells!

Take particular care with smelly items such as seafood to ensure these are bagged securely so that odors are contained. 

It is important that rubbish is bagged so that decaying odors are not in the rubbish chute.

NO unbagged/untied items may be placed the garbage chute.
NO glass item may be placed in the garbage chute (please recycle)
NO heavy items in the garbage chute
NO plants/soil in the garbage chute
NO appliances or furniture in garbage chute
NO brooms 
in garbage chute
NO coat
hangers 
in garbage chute

Where is the garbage room?

Rubbish room is in the basement to the north side exit of the basement lobby (and next to the main switchboard) - there are 2 large doors.


Be careful when entering this room as rubbish comes down the chute at speed!

Only household rubbish may be placed in the rubbish bin.

The Body Corporate does not dispose of furniture, furnishings, plants, appliances, and you may not leave these items in the rubbish room. Units leaving such items in the rubbish room will be invoiced for costs of disposal.

Where is the Recycling bin? 

There are two recycling bins, these are located at the north walls in the basement, having yellow lids.

Only place recyclable items in these bins!
Plastic carry bags and other household rubbish must go into the garbage bin.

Please ensure to flatten all boxes/cartons so to allow space for other residents.

NO packaging foam in the recycling bin! Put packing foam in the garbage bin

Can I recycle bottles and containers?

Yes, the Body Corporate actively recycles bottles and eligible containers which helps keep the waste management costs down for all and be community minded.


Please only put eligible containers in the marked bins provided.

All other recycling goes into the yellow-lid recycling bins.

 

I have appliances or furniture I want to get rid of, can these be disposed of in the building?

No, you are responsible to remove all furniture, furnishings and appliances.

Should any items be left on common property, including the basement rubbish room, disposal charges will be invoiced the responsible unit.

I have appliance or furniture I want to get rid of, can these be left on the street?

No, the city council strictly prohibits rubbish being left on street frontages and heavy penalties apply. Costs incurred for dumping on the street front will be applied to the responsible unit in this event.  

Utilities

How do I arrange an electricity connection for my unit?

To arrange an electricity connection for your unit you should contact your choice of electricity retailer to open an account.

If power is not already on, the electricity retailer your have opened a contract with will arrange Energex to attend the building to turn on the main switch for the unit. 

Note that (regardless of what an electricity retailer might say) Energex is able to access to the building/meters (and does so on a regular basis). 

Only Energex on instruction from an electricity retailer may turn on power to a unit.

The Body Corporate do not manage power/electricity accounts or connections to units.

Do I need to open a water account?

I am a unit Owner:

The building has a single water meter. Council invoices water quarterly to unit owners based on Lot Entitlement

I am a unit Tenant
Water is charged to the unit owner by the Council.

Does the building have a common hot water supply or need a hot water account?

No, each unit individual has conventional electric hot-water cylinders

Are there gas appliances, do I need a gas account?

There is no natural gas supply to the building and there are therefore no gas appliances.
